Buying
How do I arrange a viewing?
Open the property you are interested in and press "Request a viewing", or call or WhatsApp us. Choose a preferred date and time; an agent will contact you to confirm, because viewings depend on the owner's availability.
How do I make an offer?
Use "Make an offer" on the listing or speak to the agent. We will discuss your offer with you and prepare a written Offer to Purchase. In South Africa a sale of property is only binding once the Offer to Purchase is in writing and signed by both the buyer and the seller — the website form on its own is not a binding offer.
Do I need bond pre-approval before I make an offer?
It is not required, but it helps. Pre-approval tells you how much you can borrow and shows the seller that you are a serious buyer. Many offers are made "subject to bond approval", which gives you time to secure finance.
How much deposit do I need?
It depends on the bank and your financial profile. Some buyers qualify for a bond without a deposit, but a deposit lowers the amount you borrow and can improve the interest rate you are offered. A bond originator can tell you what to expect.
What costs are there apart from the purchase price?
Usually transfer costs (the conveyancing attorney's fees, Deeds Office fees and transfer duty, which is paid to SARS on a sliding scale and does not apply to lower-priced homes) and, if you take a bond, bond registration costs. Ask us for an estimate for a specific property.
How long does it take before I can move in?
Registration of transfer commonly takes around two to three months after the offer is signed and its conditions (such as bond approval) are met. The occupation date is agreed in the Offer to Purchase.
Selling
How do I sell my property with Neema Real Estate?
Request a valuation on our website or call us. An agent visits the property, prepares a comparative market analysis and advises on the asking price. Once you sign a mandate, we list and market the property, handle enquiries, arrange viewings and present offers to you.
How is the asking price decided?
We compare your property with similar homes that have sold recently in your area, and consider its size, condition and features. Pricing correctly from the start is the most important step towards a quicker sale. You make the final decision on the price.
What documents will I need?
Typically your ID, the title deed details, a recent municipal rates account and, for sectional title, a levy statement. Before transfer, compliance certificates are needed — an electrical certificate of compliance is always required, and others (such as gas, electric fence or plumbing certificates) may apply depending on the property and municipality.
What is the mandatory disclosure form?
Under the Property Practitioners Act, sellers must complete a written disclosure of known defects in the property, which buyers sign and which is attached to the sale agreement. We will give you the form and help you complete it.
Who pays the agent's commission?
Commission is normally paid by the seller, from the proceeds of the sale on registration of transfer, as set out in the mandate you sign with us.
Renting
What do I need to rent a property?
Usually a copy of your ID, recent payslips or proof of income, bank statements and references. With your consent, a credit and reference check is done. The lease is signed in writing by you and the landlord.
How much is the deposit, and what happens to it?
The deposit is agreed in the lease and is often one to two months' rent. Under the Rental Housing Act it must be kept in an interest-bearing account, and it is refunded with interest at the end of the lease, less any amounts due for damage or unpaid rent.
Can you help me rent out my property?
Yes. Tell us about the property on the "Sell With Us" page or call us, and we will help you find a suitable tenant.
Using this website
How do saved properties work?
Tap the heart on any property to save it. Your list is kept in your own browser on that device — no account is needed — and you can find it under "Saved" at the top of the page.
Is the bond calculator accurate?
It gives an estimate based on the price, deposit, interest rate and term you enter. Your actual repayment depends on the rate your bank offers you. It does not include transfer or bond registration costs.
How do you use my personal information?
Only to respond to your enquiry, as described in our Privacy Notice. We do not add you to a marketing list unless you choose to receive new listings.
