2. Property listings
Listings are published on behalf of property owners. We take care to present them accurately, but the information — including prices, sizes, rates, levies, features, availability and photographs — is provided by or on behalf of the owner, is a general guide only, and may change without notice.
- A listing is an invitation to make an offer. It is not an offer to sell or let.
- Please inspect the property and verify any detail that is important to you before making a decision. You may ask us for the mandatory property condition disclosure where it applies.
- Photographs and floor sizes may not show the current condition of the property exactly. Locations shown on maps may be approximate to protect the owner's privacy.
- A property may be sold, let or withdrawn before the website is updated.
3. Offers, viewings and enquiries
- Submitting a viewing request does not confirm a viewing. An agent will contact you to confirm a date and time.
- The "Make an offer" form is an enquiry only. It is not a binding offer and cannot create a sale agreement. Under South African law a sale of immovable property is only valid if it is in writing and signed by the buyer and the seller. Any offer must therefore be made on a written Offer to Purchase, and it only becomes binding if the seller accepts it in writing.
- Lease agreements are likewise concluded only in writing between the landlord and tenant.
- We present offers to the owner, who decides whether to accept them. We cannot guarantee that any offer or application will be accepted.
- Please provide accurate details when you contact us. Do not submit information on behalf of someone else without their permission.
4. Bond calculator and valuations
The bond calculator gives estimates only, based on the figures you enter. It is not a quotation, financial advice or a pre-approval. Your bank determines your interest rate, repayment and whether a loan is granted. Transfer duty, transfer and bond registration costs and other fees are not included.
A valuation or comparative market analysis is our opinion of the likely market value at the time and is not a formal valuation by a registered professional valuer.
5. Saved properties
Properties you save are stored only in your own browser. We do not keep a copy, and the list may be lost if you clear your browser data or use another device.
6. Your personal information
We handle personal information in line with the Protection of Personal Information Act (POPIA). Please read our Privacy Notice, which explains what we collect and why.
7. Using the website
You may use the website for your personal, lawful use in looking for, buying, selling or renting property. You may not:
- copy, scrape or republish listings, photographs or other content without our written permission;
- send spam, false enquiries or harmful code, or try to access parts of the website that are not public;
- use the website in a way that breaks the law or infringes anyone's rights.
8. Copyright
The content of this website, including listing descriptions, photographs, logos and design, belongs to Neema Real Estate or to the property owners and photographers who supplied it, and is protected by copyright. Sharing a link to a listing is welcome.
9. Links to other websites
The website links to services such as WhatsApp, maps and social media. We are not responsible for the content or privacy practices of those websites.
10. Availability and liability
We try to keep the website available and correct, but we do not guarantee that it will always be uninterrupted, error-free or up to date. To the extent permitted by law, including the Consumer Protection Act, we are not liable for loss arising from your reliance on website information that you did not verify, from the website being unavailable, or from third-party services. Nothing in these terms limits any right you have under the Consumer Protection Act or other law that cannot be limited.
11. Electronic communications
Information on this website is provided in line with the Electronic Communications and Transactions Act. When you contact us through the website, you agree that we may reply by email, telephone or WhatsApp using the details you gave us. A submission is received by us when it is saved on our system.

We may update these terms from time to time; the version on this page applies. These terms are governed by the laws of the Republic of South Africa.
